Overview
Loft spaces are considered treasure troves for surveyors to understand the health of a property. The loft offers clues as to the condition of pipes, tanks, ventilation and insulation, among other structural defects or alterations. Buyers typically regard the loft as dead space when refurbishing a property, therefore work seldom extends as far.
Surveyors inspect lofts for both building surveys and home buyer reports. The RICS Home Survey Standard (November 2020) offers three inspection levels depending on the condition of the property and the depth of coverage. The loft space is considered a concealed area, and therefore a more extensive inspection is required (levels 2 and 3).
